Steps Into Its 25th Year with Strength

Entering its 25th year, SIAMJNK Group unveils a decisive shift toward becoming a fully realized “Boutique Warehouse,” reinforcing its leadership in premium CBD warehousing. By redefining warehouses as quality-of-life spaces and integrating data, technology, digital platforms, and an Urban Last-Mile Logistics vision, SIAMJNK drives sustainable growth for businesses, customers, and society.
As Thailand’s logistics sector reaches a pivotal moment—shaped by global megatrends, China+1 and India+1 manufacturing shifts, e-commerce growth, and rising ESG expectations—warehouses must evolve into strategic logistics infrastructure.
SIAMJNK Group leads this shift with “The First Boutique Warehouse in Thailand,” internationally recognized by the FIABCI PRIX D’EXCELLENCE Award in the Innovative & Boutique Warehouse category, defining a new urban warehousing standard through premium locations, seamless access, and user-centric services.
Over its 25-year journey, SIAMJNK has come to embody the evolution of Thailand’s warehouse sector—from “spaces for storage” to “spaces that create value,” delivering tangible impact in a rapidly changing logistics landscape.
SIAMJNK is currently developing CBD warehouses across seven prime locations—Sathorn–Chan Road, Rat Burana, Lat Phrao 87, Vibhavadi–Sutthisan, Phra Samut Chedi, Samrong, and Chinatown–Song Wat—each within an average three kilometers of expressways and mass transit, ensuring strong connectivity.
The projects offer flexible spaces from 200 to 5,000 sq.m., serving corporate clients, high-growth SMEs, and small-to-mid-sized businesses transitioning to CBD warehouses with international standards and robust infrastructure.

SIAMJNK Marks 25 Years of Strength with International Recognition for Quality and Sustainable Growth
This year marks a major milestone for SIAMJNK, reaffirming that its 25+ years of growth have been strategically on track. The company has secured international certifications and recognitions, including ISO 9001, ISO 14001, EcoVadis sustainability ratings, and FIABCI global real estate awards, underscoring its international credibility and capabilities.
Khun Thiti Kanthamanont, CEO of SIAMJNK Group, emphasized that the company’s strength lies in a disciplined focus on its core expertise—highly accessible urban warehouse locations, practical, user-centric design for modern entrepreneurs, and value-added services that elevate work quality.
These include 24/7 access, engineering and safety support, and “Third Place” spaces, redefining logistics facilities as environments that foster productivity, wellbeing, and sustainable growth.
Khun Thiti stated, “We are not merely a warehouse—we are a space where businesses grow with quality of life.” This belief anchors SIAMJNK’s long-term strategy, supported by four key strategic pillars.
Innovation Boutique Warehouse
With 25+ years of experience, SIAMJNK understands what partners value most—prime CBD locations within 10 minutes of expressway access and three kilometers of mass transit, supported by fully integrated utilities for cost efficiency and operational agility.
This foundation enables fast, reliable service delivery, reinforcing SIAMJNK’s commitment to setting the benchmark for premium urban warehousing.
Entrepreneurial Society
As a “Boutique Warehouse,” SIAMJNK goes beyond logistics facilities to build a vibrant entrepreneurial community, with environments designed to enhance quality of life.
Clubhouse spaces enable meetings, seminars, and product showcases, driving market exposure and business networking—with many tenants gaining new customers and opportunities through SIAMJNK-led activities.
Digital & Content Marketing
As a ready-to-use warehouse with a distinct identity, SIAMJNK leverages data insights, market research, and AI-driven digital footprint analysis—for both the company and its customers—to power informed marketing and strategic decisions.
Social & Environmental Mission
Digital footprint insights guide SIAMJNK’s social and environmental strategy, with sustainability and shared growth at its core—integrating ESG and CSR under the principle of “creating space for others to grow.”
All projects follow the **5Re framework—Reduce, Reuse, Recycle, Renewable, and Responsibilities—**to ensure efficient resource use and long-term social responsibility.

Khun Thiti noted that people development at SIAMJNK is guided by the KFC framework, built on three pillars:
K – Knowledge: Building essential knowledge as the foundation for sustainable growth.
F – Fun(d): Providing funding and opportunities that open pathways to advancement.
C – Communities: Fostering strong, collaborative communities that grow together.
The KFC concept reflects SIAMJNK’s belief that “a secure future begins with empowering people.” The company therefore provides ongoing educational support, including scholarships through the Doctors for the People Foundation and the Industrial Ants and Mechatronics Club, enabling individuals to unlock their potential and contribute meaningfully to society.
“Together, these elements clearly define SIAMJNK’s DNA—as a warehouse provider that truly understands its partners and is committed to growing alongside customers, consumers, and society,” Khun Thiti said.
In addition, we adopt technologies that simplify tenant operations, including Smart Access, Energy Monitoring, Predictive Maintenance, and data-driven decision-support systems. Guided by a philosophy of simplicity, usability, and effectiveness, these solutions enable real-time partner communication and generate big data insights for continuous improvement.
Advancing the Chinatown–Song Wat Project: A Boutique Warehouse in the Historic CBD Elevating Last-Mile Logistics, Art, and Quality of Life
SIAMJNK Group has announced progress on its Chinatown–Song Wat project, a boutique logistics development in the heart of the historic district. Designed as more than a warehouse, it is envisioned as a space that connects the past with the future of business.
Developed amid physical, urban, and community constraints often avoided by large developers, the project underscores SIAMJNK’s commitment to thoughtful, context-driven urban logistics.
Khun Thiti emphasized that the Song Wat project is not merely a new addition to the portfolio, but a strong affirmation of SIAMJNK’s identity as a true Boutique Warehouse developer. The project embraces a compact scale, meticulous attention to detail, and the courage to operate within the highly complex context of a historic urban area—marked by narrow streets, legacy structures, and extensive urban planning regulations.
SIAMJNK views these constraints not as obstacles, but as challenges that demand experience, deep local understanding, and genuine respect for the existing community.

The project is currently in the final design phase, ensuring alignment across three core dimensions:
- Seamless coexistence between the historic district, the existing community, and the development.
- Practical, business-ready functionality that genuinely supports operators’ needs.
- A space that serves as a key last-mile logistics node for the historic side of the city.
“The Chinatown–Song Wat project is being developed along the Song Wat riverfront not because it is easy, but because it is rich in history, culture, and community life. It is positioned as a last-mile logistics hub for the Chinatown–Talat Noi district—connecting businesses to the river, linking work with community, and translating local identity into a contemporary business model.” Khun Thiti said.
The project is designed as a mixed-use logistics space, integrating urban offices, compact warehouses, riverfront areas, and a contemporary art gallery. It creates shared opportunities for independent artists and tenant brands to activate the space together—serving simultaneously as a workplace, a gathering point, and a source of inspiration.
Strategically, the project aligns with the Meaning Era Strategy, where operators and space users make decisions not solely based on location or size, but on brand identity and values that reflect their mindset and lifestyle.
SIAMJNK applies this approach in parallel with Marketing 5.0, leveraging technology and data to deeply understand user behavior while simultaneously conveying “meaning” through real experiences—from spatial design and services to curated activities and the narratives that emerge within the project.
Management emphasized that bold, unconventional thinking—grounded in respect for the historic urban context—is the project’s core principle. Rather than overlaying development, SIAMJNK adopts a gradual, additive approach, revitalizing Song Wat by creating space for younger generations, creative entrepreneurs, and small businesses to grow alongside the existing community.
Key Features and Functions of the Song Wat Space
From a functional perspective, the Song Wat project is positioned as:
- A Boutique Urban Logistics Hub in the heart of the historic district.
- A converged space combining urban warehousing, showroom, and creative space in a single destination.
- A last-mile hub serving the Chinatown–Talat Noi area, tailored for the gig economy—including online sellers, small lifestyle brands, creators, and livestreaming teams that require integrated storage, packing, and product presentation within one location.
The facility is designed to meet modern warehouse standards, featuring optimized ceiling height, circulation, loading and unloading efficiency, and flexible layouts that support small, agile teams.
SIAMJNK plans to progressively launch the first phase by the end of next year, positioning Song Wat as a brand expression showcase rather than a short-term return play. The project stands as a proof point for a new logistics paradigm, where art, business, and quality of life can truly grow together within a historic urban context.
SIAMJNK Unlocks a New Dimension of Music Marketing, Connecting Business and Life with Meaning
Over the past year, SIAMJNK has driven growth with clear strategic focus, integrating data, technology, and human-behavior insights into marketing and project development. AI-driven digital footprint analysis provides deep understanding of partners’ needs and business contexts, enhancing strategy and reinforcing SIAMJNK as a trusted partner that grows alongside its clients.
Building on this foundation, SIAMJNK has launched its Music Marketing Project, drawing attention from the business and marketing communities. The initiative features three original songs co-created with Songkarn Rangsarn (The Voice Thailand Season 2) to celebrate 25 years of growth and enduring customer partnerships, with contemporary energy added by Talay Sanguandikul of Me Records / Muzik Move, representing a new generation.
The music series “Yim Chaeng – Tee Derm – Talod Pai” uses storytelling evolving into storyliving, reflecting the shift from Marketing 4.0 to 5.0. It focuses on creating authentic, shared experiences between the brand, partners, and consumers—especially Gen Y and Gen Z entrepreneurs who value sincerity and meaningful connections over traditional advertising.
This philosophy is reflected in the Chinatown–Song Wat project, where last-mile logistics in the historic district is reimagined beyond a typical warehouse. The development combines riverfront offices, compact warehouses, and a contemporary art gallery, allowing business, work, and quality of life to grow together.
Both the music and the space tell the same story, reflecting a culture that thinks beyond convention while honoring the city and community. The Music Marketing Project launches on Valentine’s Day 2026, celebrating 25 years of partnerships and reaffirming SIAMJNK’s belief that it is more than a warehouse—a space where businesses grow with quality of life, sustainably and meaningfully.
SIAMJNK defines the “warehouse of the future” by combining prime urban locations, standardized systems, and quality of work life. Competing on mindset rather than scale, it meets the needs of entrepreneurs focused on sustainable growth.
Beyond being a service provider, SIAMJNK is setting a new blueprint for Thailand’s logistics industry, emphasizing quality, resilience, and long-term value creation.Bottom of Form
